Sealcoating Services in New York & Connecticut
Two-coat professional sealcoat with crack repair across Westchester & Fairfield County. Extends asphalt life 5-7 years per cycle.
Sealcoating is the single most cost-effective way to protect an asphalt investment. A properly applied double-coat sealcoat extends asphalt life by 5-7 years per cycle and costs a fraction of what replacement runs. JL Construction Group has been the trusted sealcoating contractor for Westchester County NY and Fairfield County CT since 1999, with 25+ years applying professional-grade sealer to driveways, commercial parking lots, HOA properties, and condo associations.
Done right, sealcoating is a 5-year insurance policy for your asphalt. Done wrong — wrong product, wrong timing, wrong surface prep — it fails in months and damages the surface underneath. Our experience across thousands of NY/CT applications means dialed-in execution: right material, right timing, right prep.

Our Sealcoating Process
- 1
Free site assessment
We walk the surface, identify cracks needing fill, oil-stain areas requiring primer, edge work to be done before sealcoating. Written quote within 24 hours.
- 2
Crack repair
Hot-rubber crack fill in any cracks wider than 1/4 inch. Critical step — sealcoat alone won't fix structural issues, and applying sealcoat over uncracked cracks just delays failure.
- 3
Surface cleaning
Power blow and sweep. Oil stain primer applied where needed for proper bond.
- 4
Edge work
Edges trimmed, debris cleared, transitions cleaned.
- 5
First sealcoat application
Professional-grade sealer applied with squeegees and brushes — never sprayed-only, which produces inferior bond.
- 6
Cure window
First coat cures 4-6 hours.
- 7
Second sealcoat
Critical for full coverage and proper UV/moisture protection. Single-coat sealcoating is industry shorthand for cutting corners.
- 8
Cure and walk-through
24-48 hours before driving on residential. Commercial scheduled for overnight or weekend windows. Walk-through and recommended maintenance schedule provided.
Materials We Use
- Latex Asphalt Emulsion Sealer — Industry-standard professional-grade material. Applied in two coats.
- Coal-Tar Sealer (where appropriate) — Higher chemical resistance for industrial applications. Compliant with state restrictions.
- Hot-Rubber Crack Fill — Industrial-grade for cracks wider than 1/4 inch.
- Oil-Stain Primer — Spot-applied for proper sealer bond over contamination.
- Sand Fill for Surface Roughness — Where additional traction is needed.

Frequently Asked Questions
How often should I sealcoat my driveway?
Every 2-3 years for residential driveways. High-traffic commercial lots benefit from a 2-year cycle.
When is the best time of year to sealcoat in the Northeast?
Late spring (May-June) or early fall (September-early October). Temperatures need to be 50-85°F for proper cure, and the surface needs to be dry.
How long after pouring new asphalt should I wait to sealcoat?
90 days minimum. Fresh asphalt needs to "breathe" — sealcoating too soon traps oils and causes premature failure.
Will sealcoat fix my cracked driveway?
For hairline cracks under 1/4 inch, sealcoat bridges them. Wider cracks require hot-rubber fill first; alligator cracking requires patching or overlay.
How long does the sealcoat take to cure?
24-48 hours for cars; 72+ hours for heavy vehicles. Foot traffic typically OK after 12 hours.
Why two coats instead of one?
Single-coat application leaves coverage gaps and reduced UV/moisture protection. Two coats is industry best-practice for residential and commercial.
Does sealcoat work on parking lots that have multiple repairs?
Yes — it's the standard maintenance approach. We crack-fill, patch, and prime stains, then sealcoat over the unified surface.
